A short description:

The residential complex Sairme Hills Botanic is located on the western slope of Sairme hill in the center of Tbilisi's Saburtalo area, 6 km from the city center, in close proximity to two recreational zones: Central Park (now under construction) and Vaso Godziashvili Garden in Kazbegi Avenue, formerly known as Red Park. 


Sairme Hills Botanic consists of two residential buildings ("A" and "B" blocks), of which "A" block is a 6-story building with one entrance, and "B" block is an 8-story building with three entrances. Project includes apartments from 55 sq.m. and penthouses up to 280 sq.m. Thanks to hilltop location the residents of Sairme Hills Botanic would have spectacular views of Tbilisi.


The residential complex  has a private fenced courtyard with an outdoor pool and greenery. Public facilities include a gym and a lounge-type lobby. The three-level underground parking lot can be accessed from Sairme Street and from Kazbegi and Tsintsadze Avenues (via Shevardenidze Street). 


The residential complex is located in a very quiet, high-end neighborhood built up mostly by private villas. However, it has little or no public transport, therefore access to the complex is mostly by car. Access by feet might be problematic for older people due to uphill location, but bicycle can be used in both parks located nearby. 


About the construction company:

Mardielli Group Ltd (მარდიელი ჯგუფი) was registered in  November 2016  in Tbilisi. According to official website, it has 7 completed projects. 


What we liked the most, and what we liked less:

MOST: 

          Central, prestigious location in Saburtalo area, with easy access to city infrastructure;
          Close walking proximity to two recreational zones;
          Accessibility for people with disabilities;
         ➕ No commercial use for ground floor areas; 
         ➕ Sound insulation between apartments;
         ➕ Underground parking;
         ➕ A fenced car-free yard with an outdoor pool;
         ➕ Indoor gym.

 

LESS: 

         ➖ Access to residence is mostly by car/taxi;
         ➖ No reserve electricity generator.

 

Special Features: 

         — Very quiet, prestigious neighborhood close from two city parks.
         — A private courtyard with pool and greenery. 
         — Besides apartments, the complex offers large penthouses.
