EURICA Introduces Its Assessment Method

As EURICA Review targets at prospective buyers, our priority is to make our real estate interviews a most convenient and non-biased information tool, which can be used to easily compare and select from the variety of market offers. To ensure objectivity of our real estate reviews, ER is using its own RealReview™ methodology. How does it work? To make it crystal clear to our readers, below we publish a sample review of BlueSquare - an imaginary residential property object.

A short description:

Residential complex BlueSquare is located near Lisi Lake in Tbilisi (Disclaimer: This is a fictitious exemplary object), 13 km from the city center. It is made up of four joined 10-floor blocks facing the lake to the south and framing a wide courtyard to the north west. The blocks are positioned so that most residences have a terrace with a direct view of the lake.  The residences vary from compact one bedroom apartments to spacious 4 bedroom lofts, wide open to their environment, extended by vast exterior surfaces. The structure is built from reinforced concrete with minimalistic blue and white outside decoration. The floors and stairs are polished concrete. 


Each staircase has an entrance from the courtyard.  There is a gym, a spa with a pool, a restaurant facing the lake and a public roof terrace. Parking and storage areas in the basement are connected to the levels above by elevators that open onto spacious staircases.  


The BlueSquare complex has a spacious fenced territory with green zones, children zones, sports and recreation areas, and a jogging/biking track.

What we liked the most, and what we liked less:

MOST: 

         ➕ Environmental conditions, access to lake;
         ➕ No commercial use for ground floor areas;
         ➕ Reserve electricity generator;
         ➕ Spacious fenced territory;
         ➕ Car-free zone.

 

LESS: 

         ➖ Price above average for same class apartments; 
         ➖ Single elevator for each entrance;
         ➖ Limited or no infrastructure in walking proximity
         ➖ Single main road: Accessibility problematic during rush hour.

 

Special Features: 

Here we talk about any special, unique features of a project, including materials or equipment used. Example: BlueSquare has public roof terrace, which can be used by the residents for socializing and events.  For convenience of electric car owners, BlueSquare complex has electric car charger.
