The Tbilisi Gardens residential complex is located in the center of Tbilisi's Saburtalo area, 8 km from the city center, between Kazbegi Avenue, Sergo Zakhariadze street, and Mikhail Asatiani street.
Tbilisi Gardens is within a walking proximity to many essential infrastructure and facilities including Delisi metro station, Central Park (currently under construction), Vaso Godziashvili Garden (formerly known as Red Park), the Medical University, tennis courts, a football stadium. In close proximity are the Lisi Lake recreation area and the large City Mall shopping center.
The residential complex is quite a unique one in the country. According to the developer, it is set to become Georgia’s first gated high-rise residential community "focusing on the quality of modern living". Tbilisi Gardens occupies a 4-hectare land plot in the middle of prestigious Saburtalo area of Tbilisi, which was acquired in 2011. Previously, this area was as a mature tree-lined park belonging to the city's mental hospital (closed in 2011), therefore the green area was guarded and well preserved. The first high-rise tower Tbilisi Gardens I was completed in 2021. The developer pays a great deal of attention to greenery with mature trees, hence the name Tbilisi Gardens.
The residential complex has a large gated private territory with green lawns and pathways. Public facilities include a large indoor swimming pool, a 375 m² 27/7 fitness center, an event hall. The underground parking lot can be accessed from Mikhail Asatiani street.
About the construction company:
Quadrum Global (established in 2005) came to Georgia in 2012. According to official website, its first completed project was the East Point shopping mall, opened in 2015. Another completed project is the Tbilisi Garden's first tower. According to BLDUP business intelligence platform, Quadrum is headed up by its founder and CEO Oleg Pavlov and is operated through a number of offices and affiliated platforms in the US, UK and Central Europe.
What we liked the most, and what we liked less:

➕ Heat and sound insulation technologies;
➕ Declared compliance with Eurocode 8 seismic requirements;
➕ Walking proximity to a metro station;
➕ Substantial own green area, and proximity to city parks;
➕ Reserve electricity generator and a reserve water tank;
➕ Indoor pool;
➕ Freight elevator;
➕ A gated guarded area, with video surveillance;
➕ Modern energy efficiency and fire fighting technologies used.
LESS:
➖ We liked everything about the project except for its price tag, which however seems justified by the set of features.Special Features:
